VistaREIT, Inc. (VREIT), formerly Vista One, Inc., was registered with the Securities and Exchange Commission (SEC) on August 24, 2020 to own, manage, operate and engage in the leasing of income-generating real properties. The Company did not have any business operation since its incorporation until the infusion of assets to its property portfolio under a property-for-share swap with the subsidiaries of Vista Land & Lifescapes, Inc. (VLL).
On April 18, 2022, the SEC approved, among others, the change in its corporate name as well as the change in its primary purpose to engage in the business of a real estate investment trust. The Company's principal investment strategy is to invest, on a long-term basis, in a diversified portfolio of income-generating commercial real estate assets strategically located within VLL's integrated developments or in key urban areas.
VREIT's property portfolio consists of 10 community malls and two office buildings. The Company's community malls are located in Las Piñas City, Bacoor City, General Trias City, Imus City, Municipality of Tanza, Antipolo City, City of San Jose Del Monte, San Fernando City, and Talisay City, while the office buildings are located in Taguig City and Bacoor City, Cavite. All of the properties are owned by VREIT and are located on land leased from its affiliates.
The Company's sponsors are Manuela Corporation, Masterpiece Asia Properties, Inc., Vista Residences, Inc., Crown Asia Properties, Inc., and Communities Pampanga, Inc.

VREIT's annualized volatility over the past year is 44.9%, which PSEye classifies as elevated against other PSE-listed stocks. Higher volatility means bigger day-to-day price swings in either direction, not necessarily a worse outcome. See the Analytics panel above for the full risk profile.
PSEye has no cash dividend on record for VREIT in roughly the last two years. That is a statement about the corporate actions published on PSE Edge over that window, not a guarantee the company has never paid or will not pay one.
In its latest annual filing (fiscal year ended Dec 31, 2024), VREIT's revenue grew 77.6% and net income grew 97.8% versus the prior fiscal year. That's one year-over-year comparison, not a multi-year trend, so check the Balance sheet & income statement panel above for the full figures before drawing a conclusion.
PSEye doesn't rate stocks as good or bad buys. What this page can tell you is factual: where VREIT ranks by market cap (#110 of 282 on the exchange), its price history, valuation ratios, dividend record and recent company disclosures, all shown above. Whether that adds up to a good stock depends on your own criteria, and is worth researching beyond any single page, including this one.
PSEye is a data tracker, not a financial advisor, so it can't tell you whether to invest in VREIT or any other stock. The price, valuation, dividend and disclosure data on this page is meant to help you do your own research. Consider your own goals, risk tolerance and time horizon, and consult a licensed financial advisor before making an investment decision. If you're weighing a fixed, regular investment instead of a single lump sum, PSEye's DCA calculator shows how that strategy would have performed historically.
To buy VREIT shares, open an account with a PSE-accredited stockbroker (most Philippine banks and several standalone brokers offer online trading accounts), fund it, and place a buy order using the ticker symbol VREIT. A completed trade typically settles two trading days later (T+2). PSEye doesn't process trades or recommend a specific broker.
